FINDING A HOME · THE RIA GUIDES

Rental inspection checklist: before you apply

Make a short inspection count. Use these prompts while viewing a home, then compare your notes before deciding to apply.

Before the viewing

Save the address, contact name, inspection time and advertised inclusions. Write down three things your household needs, such as step-free access, space for a desk or a secure parking space. Bring a tape measure and the dimensions of your largest furniture.

Ask how to register and whether you can take notes or photographs. Respect the current occupants’ privacy: keep people, documents and personal belongings out of any photos you are permitted to take.

Walk through as if you lived there

Follow the route you would use with groceries, a pram or mobility equipment. Check doorways, stairs, storage and where your furniture would go. Look at ventilation, visible moisture marks and general condition; ask the advertiser about anything that needs attention.

With permission, check ordinary fixtures such as taps and windows. Ask which appliances stay and who maintains outdoor areas. A short viewing cannot establish building safety or detect every defect. Do not test electrical installations, climb into roof spaces or disturb damaged materials.

Look beyond the living room

Stand in the bedroom and living area for a moment to listen. Look at the route from the street or car park to the front door, including lighting and access arrangements. If possible, revisit the surrounding public streets at the time you would usually travel.

Ask about parking allocation, storage cages, visitor entry, lift access and moving-day arrangements. Check mobile reception with your own device and confirm internet options for the exact address. Avoid assuming every apartment in a building has the same facilities.

Leave with the facts you need

Confirm the proposed start date, lease term, rent period, inclusions and any repairs discussed. Ask for commitments that affect your decision in writing. Keep unanswered questions beside the listing rather than treating them as settled.

Before submitting documents or paying anything, verify the advertiser and read the application and payment guidance for that state or territory. Use the checklist below to compare properties consistently.
