FINDING A HOME · THE RIA GUIDES

Your first rental: applying without rental history

Starting your rental history begins with explaining your real circumstances clearly. Prepare relevant evidence and ask how the advertiser assesses first-time applicants.

Explain the gap in one clear sentence

You may be moving out of a family home, returning from living overseas or renting after owning a home. State which situation applies and the date you hope to move. There is no need to invent a previous tenancy to make a form look complete.

A useful message is: “This would be my first residential tenancy in Australia. Which permitted evidence can you assess instead of a previous rental ledger?” Ask this before spending time collecting documents the manager cannot use.

Prepare relevant evidence, with local limits in mind

Read the application instructions for the property’s jurisdiction. Ask how to demonstrate your current ability to pay and which identity documents are accepted. If one document is unavailable, explain why and ask for an alternative.

Do not send a large bundle of unrelated records. Queensland, for example, limits the information that can be requested and prohibits requests for transaction-level bank or credit-account statements. Other jurisdictions have their own requirements. Follow the local form and verify the recipient before sharing files.

Choose people who can give a useful reference

Queensland Government guidance suggests personal referees for first-time renters, including an employer, teacher or community contact. Ask the manager which references they will accept. Choose someone who can explain a relevant, real relationship with you.

Get permission before sharing their details. Tell them which property you are applying for and check the best way to contact them. If you paid board while living with someone, describe that arrangement accurately; do not present it as a formal tenancy if it was not one.

Prepare for an offer, not just an application

Inspect the home and keep a list of questions about dates, facilities and costs. Work out the payments you could need before moving day and check their local rules. If approved, read the agreement before accepting and keep the records supplied at handover.

Creating a RIA renter account lets you use renter features; it is not a tenancy application or an approval. Send a property enquiry to ask the advertiser about its process. Where an external application link is provided, follow that advertiser’s instructions.
