About these terms
RentInAustralia is a rental discovery and property advertising platform operated by Tugadot Pty Ltd (we, us, our). These terms apply to our website at rentinaustralia.com.au and its renter and advertiser workspaces.
These terms set out the conditions on which we provide access to the website. We ask you to expressly accept them when completing renter onboarding. If you do not agree, do not create an account or use account features. You can contact us about these terms at info@rentinaustralia.com.au.
Our Privacy Policy explains how we handle personal information. A separate agreement for a particular paid or business service, if agreed with you, also applies to that service. Any inconsistency is resolved in favour of that separate agreement for its subject matter, without limiting rights that the law protects.
What the platform does
You can browse available listings, filter rental facts and compare homes. Where account access is available, renters can maintain a profile, save homes, add private notes and save searches. Authorised advertisers can manage their organisation’s properties, listings, images and CSV imports.
RentInAustralia provides the platform; it does not act as your rental agent, landlord or tenant through your use of these features. Saving, comparing or viewing a listing does not make an application, reserve a property, guarantee an inspection or create a tenancy agreement. Any tenancy must be separately agreed with the relevant landlord or agent under the laws that apply to that property.
The current service does not collect rent or bonds, collect application documents or provide tenant screening. Renters can expressly enable a daily email digest for an active saved search and turn it off at any time. Any future service with additional terms, fees or information sharing will be explained before you choose to use it.
Enquiries and advertiser contact
Eligible signed-in renters can submit an enquiry about an available listing. Before submission, review the advertiser, message, name, verified account email and any optional phone number, then expressly agree to share those details with authorised staff of that advertiser. Do not include identity documents, financial records, health details or information you are not authorised to share. Required contact fields and a message are needed to submit an enquiry; providing a phone number is optional.
An accepted enquiry is available in the advertiser’s secure portal inbox. An automated email alert tells the advertiser that a new enquiry is waiting and links to the protected inbox. The alert does not contain your message or shared contact details. Email acceptance does not mean delivery, reading or a response. A submission receipt or status change does not mean an advertiser has read or answered your message, and does not guarantee a response, inspection, application or tenancy. An advertiser may contact you using the details you chose to share. The platform does not currently provide a reply conversation service.
You can withdraw an enquiry through your account. This removes its message and contact details from the active portal enquiry record; a minimal receipt and status history remain. Withdrawal cannot recall information an advertiser already saw or copied. Advertisers must use enquiry information only for handling the relevant rental enquiry or another lawful purpose, protect it, respect withdrawal and contact preferences, and comply with privacy and other laws that apply to them. Do not use enquiry details for unsolicited marketing.
Inspection bookings and changes
Available listings may offer inspection sessions. Review the local date, time, time zone, advertiser, group size and contact details before confirming. An accepted booking reserves the recorded number of attendee places, subject to later cancellation or changes shown in your account. It does not reserve the rental property, create a tenancy or submit a rental application. Places are checked when you confirm; a displayed available place is not held while you review.
You can cancel a confirmed booking or request a different group size before the session starts. Increasing a group is subject to capacity. A cancelled booking can be rebooked if the session is still available. Automatic waitlists are not offered. Advertisers can reschedule or cancel sessions and record attendance after the session starts, or a no-show after it ends. A listing becoming unavailable can cancel its future inspections.
We send transactional emails to your verified account address when a booking is confirmed and when its session is rescheduled or cancelled. Provider acceptance does not guarantee delivery, so booking confirmations and session changes also remain available in your account. Check the current booking details before travelling, and contact the advertiser about arrangements or access questions. We do not publish private access codes or collect guest names in this feature. Advertisers must keep session information accurate and handle shared contact details responsibly, including arranging any direct communication that is needed.
AI-assisted rental search
You can describe the home you want in the search field. OpenAI interprets your request into supported search criteria, and TypeSafe/Jev can select how matching public information is displayed. Clear requests run a search immediately; unclear details may need a choice from you. Ordinary filters remain available.
AI can misunderstand a request. Check the applied filters and current listing facts. Search does not send an enquiry, book an inspection, submit an application, assess applicants or make tenancy decisions. Those actions retain their separate review and confirmation steps. Our AI search privacy notice explains provider processing.
Listing information and decisions
Advertisers supply property details, prices, availability, images and feature information. Details may change after publication. A review or confirmation label describes the checks or recorded information shown with that listing; it is not a guarantee of ownership, legal compliance, property condition or suitability.
Check important details directly with the advertiser, inspect where appropriate, and obtain advice suited to your circumstances before entering an agreement or paying money. Search rankings and comparisons organise the available listing information using the criteria shown; they are not a recommendation that a property is suitable for you.
If a listing appears incorrect, discriminatory, unauthorised or fraudulent, send its link and your concerns to support@rentinaustralia.com.au. We will assess the report and may seek further information, correct the listing or restrict its publication.
External applications and progress tracking
Advertisers may supply a link to an external application provider. Before starting tracking, review the named advertiser, provider and destination, and separately agree to share your profile name, verified account email and reported progress with authorised staff of that advertiser. This is optional; you can continue browsing or ask the advertiser about its application process without starting tracking.
A handoff record means you chose to start tracking. Opening a link does not submit an application. Complete and submit any application with the provider, under its terms and privacy practices. Agency links may show several homes; check the advertiser and property before supplying information. We do not send contact details, documents or account credentials in the link, or receive full application forms or documents from the provider.
You can report that you submitted an application, and permitted advertiser staff can record outcomes they have checked. Updates identify their source and are not independently verified or automatically synchronised with the provider. Confirm decisions and any tenancy directly with the advertiser. We do not rank applicants, perform tenant screening or make tenancy decisions. An approved status does not reserve a home or create a lease.
You can withdraw contact sharing and tracking through your account. That clears the shared contact snapshot and stops further updates here, while keeping minimal consent and status records. It does not withdraw an application at the provider or recall information already seen or copied. Contact the provider or advertiser separately about its records. Advertisers must supply accurate links, use shared information for the agreed application tracking purpose, protect it and avoid unsolicited marketing. We send transactional emails to your verified account address when application tracking is created or its reported status changes. Provider acceptance does not guarantee delivery, and the email does not independently verify the status.
Your account and workspace
Provide accurate account information, use an email address you control and keep your login credentials and verification codes secure. Do not share accounts or use someone else’s credentials. Tell support@rentinaustralia.com.au promptly if you suspect unauthorised access.
Only act for an organisation if you have authority to do so. Organisation owners and administrators must keep membership and permissions up to date. You are responsible for actions you authorise and for taking reasonable steps to protect your account; you are not automatically responsible for every action by an unauthorised third party.
Private notes and saved searches are for your own organisation of a home search. Do not use them to store identity documents, financial account details, health records or information about others that you do not need or have authority to provide. Your notes and searches are not sent to advertisers by saving them.
Using the service fairly
Use the platform lawfully and respect other people’s privacy and rights. You must not:
- Publish misleading, discriminatory or unlawful listings, impersonate anyone, or advertise a property without authority.
- Upload material that infringes copyright or other rights, exposes another person’s private information without authority, or contains malicious software.
- Harass others, attempt to access another account, bypass security or access restrictions, or disrupt the service.
- Extract account data or systematically harvest listings or personal information without our permission or another lawful entitlement.
Ordinary browsing, sharing public listing links and using assistive technology are welcome. Contact us if you need authorised access for an integration or research.
Content and intellectual property
You retain your rights in content you provide. You must have the rights and permissions needed to provide it, including permission to publish any personal information or photographs in an advertisement.
You give us permission to store, reproduce, format and display your content only as needed to operate, secure and support the service you use. For listings, this includes preparing images and displaying content you choose to publish. For private workspace content, this permission does not authorise public publication or advertising use.
This permission ends when the content is removed from our service, except for copies retained for a lawful purpose, resolving a dispute, or ordinary backup expiry as described in our Privacy Policy. Public content may have been copied by others while it was available; we cannot remove copies from systems we do not control.
Our branding, software and original website material belong to us or our licensors. You may use the website and its normal sharing features for their intended purposes. These terms do not transfer ownership of that material or limit uses permitted by law.
Availability, changes and account closure
We take reasonable care in operating the service, but access can be interrupted by maintenance, technical faults or events outside our reasonable control. We may change features as the platform develops. Where a change materially affects an existing account service, we will provide reasonable notice where practicable and explain your options.
We may restrict content or access when reasonably necessary to address a breach of these terms, protect people or systems, or comply with law. We will aim to make restrictions proportionate, tell you the reason and offer a way to seek review, unless doing so would compromise security or a legal obligation.
You can stop using the service at any time. Remove saved homes and searches in your workspace, or request account closure through support@rentinaustralia.com.au. Closing an account does not cancel a separate tenancy or erase records we are required or reasonably need to retain for the purposes explained in our Privacy Policy.
Consumer rights and responsibility
Nothing in these terms excludes, restricts or modifies a consumer guarantee, remedy or other right under the Australian Consumer Law or another law that cannot lawfully be excluded, restricted or modified.
We remain responsible for our service as required by law. Advertisers and other third parties remain responsible for their own representations, content and services. We do not promise that an advertiser will accept an application or that a particular property will remain available.
We do not impose a blanket waiver of liability for our own conduct or require you to give up a statutory remedy. Responsibility for any loss will be determined under the applicable law, taking into account the circumstances and each party’s contribution.
External websites and services
Links to an advertiser or another website may take you to a service with its own terms and privacy practices. Check those before providing information or making a payment. A link does not mean that we control or endorse everything on that service.
Questions, complaints and applicable law
For account or listing concerns, contact support@rentinaustralia.com.au. For company enquiries or a complaint about these terms, contact Tugadot Pty Ltd at info@rentinaustralia.com.au. Include the relevant link or account email and a description of what happened; do not email passwords or verification codes.
We aim to acknowledge complaints within five business days and respond within 30 days, or explain why more time is needed. You may also seek assistance from the consumer protection body, tribunal or court that can deal with your matter. Contacting us first is encouraged but does not limit urgent relief or your legal rights.
Australian law applies to these terms, including applicable Commonwealth and state or territory law. These terms do not remove any mandatory protection or right to bring proceedings in a forum available to you by law.
Updates to these terms
This version takes effect on 25 September 2026. Future changes apply prospectively. We will publish a dated version and give reasonable notice of material changes affecting existing account users where practicable, seeking renewed acceptance where required. Earlier published versions remain available at their dated links. Changes do not remove rights or claims that have already arisen.
