RENTING IN NT

How to apply for a rental in the Northern Territory

Preparing to rent in Darwin, Alice Springs or another part of the Northern Territory? Ask for the application requirements and use NT Consumer Affairs’ approved-information guidance to check what you are asked to provide.

Before you apply

The NT publishes guidance on approved application information and documents. Ask how each requested item relates to assessing your tenancy.

Request the application and information list

Get the owner’s or agent’s application instructions and confirm the address, rent, proposed start date and term. Ask which details are needed from each person who will be on the agreement.

The NT’s approved-information guidance includes contact details, current income, occupants, pets and relevant referees. It explains which supporting documents can be requested to assess an application.

Prepare evidence that fits your circumstances

NT guidance prefers current documents and notes that photographic identification is ideal, but not mandatory. If you cannot supply a requested document, ask about the alternatives in the approved list.

Ask referees for permission before providing their details. Keep your own list of the information shared, and ask the manager to explain any request that seems unrelated to the proposed tenancy.

Security deposit and advance rent

The security deposit is limited to four weeks’ rent. You cannot be required to pay more than one rental period in advance, so check the period stated in the agreement rather than assuming every tenancy uses a fortnight.

Keep payment records and receipts. The agreement should explain how, when and where rent is paid. If asked for a separate reservation or application charge, check it with NT Consumer Affairs before paying.

Plan beyond the application

If you are relocating for work or study, work backwards from your intended start date. Confirm viewing arrangements, the handover date, the condition of included appliances and which services need connecting.

A first rental may also mean buying furniture or household essentials. Keep those costs separate from the money requested by the manager. If you have no rental history, explain that clearly and ask which relevant referee or financial evidence they will consider.
