RENTING IN TAS

How to apply for a rental in Tasmania

If you are looking in Hobart, Launceston or elsewhere in Tasmania, get the application instructions and check the payment period and lease terms before deciding to proceed.

Before you apply

Tasmania does not allow application fees. A holding fee has a specific purpose: holding a vacant home for more than seven days until you can move in.

Get the application and proposed terms

Ask the owner or agent how to apply, which documents they need and when they expect to make a decision. Note your inspection questions separately so you can resolve them before agreeing to the tenancy.

Tasmanian guidance recommends a written agreement. Read the rent, dates and other terms carefully, and ask for any agreed changes to be recorded in writing. If strata rules apply, the owner must provide them when entering the agreement.

Check how your rental history is used

Ask the manager which evidence is relevant to your application and how they will handle it. Explain any gaps, rather than sending a large collection of unrelated documents.

When you apply, the owner or agent must tell you about the tenancy databases they use. If a database contains information about you, they must explain who listed it and how to seek a correction or removal.

Understand the permitted upfront costs

A bond can be up to four weeks’ rent. Advance rent covers the first payment period; for example, a fortnightly payment period normally means two weeks in advance.

A holding fee may apply when an owner agrees to keep a vacant property for more than seven days until you move in. CBOS says this fee is usually not refundable, so confirm the dates and terms before paying.

An owner or agent cannot charge an application fee or a fee for finding you a property. Check the MyBond process for paying your bond contribution.

Coordinate your first move

If you are moving to Tasmania, agree the proposed start date and any inspection arrangement before booking removals or travel. Ask whether utilities will need new connections and include those costs in your own budget.

If you have no previous landlord, tell the manager and ask which relevant alternatives they can assess. Give your referees enough context to recognise a legitimate enquiry about your application.
