RENTING IN WA

How to apply for a rental in Western Australia

From Perth to regional Western Australia, check the home, the application requirements and any option fee before you commit money or personal documents.

Before you apply

WA permits an option fee in the application process. Its limit depends on the rent and location, and there are rules for returning or crediting it.

Inspect and request the application

Ask the owner or agent for their application form and submission instructions. Check the property’s security, cooling, parking and access to services before deciding whether to apply.

Homes must be advertised at a fixed rent. Landlords and agents cannot encourage or pressure you to offer more than that amount.

Ask about evidence and tenancy databases

Get a list of the supporting documents the manager wants and ask how each item is relevant. Keep a record of which files you shared and with whom.

If a landlord uses a tenancy database, they must tell you in writing and give you a copy of information they find about you. Raise any incorrect information promptly.

Option fees, bond and advance rent

Check the official option-fee table for your weekly rent and location; do not assume one limit applies across WA. If successful, the fee must be returned or credited to your first rent payment. If refused, it must be returned within seven days.

A residential bond is generally capped at four weeks’ rent, with an exception above $1,200 weekly rent. Up to two weeks’ advance rent can be requested. Where applicable, the residential pet bond can be up to $350.

Bonds must be lodged with Bonds Administration within 14 days. Check that everyone named on the bond receives the lodgement record.

Plan an application from interstate

If you cannot attend an inspection, ask what viewing arrangements the manager accepts before making travel plans. Keep questions about remote inspections separate from your application documents, so that you know whether the home is suitable before sharing them.

For a first tenancy, explain the absence of a rental ledger and ask which relevant alternative evidence the manager will assess. Confirm referee availability across time zones if they live interstate or overseas.
